6-Month Portfolio Management Agreement

All portfolio plans require a 6-month minimum agreement. This protects your portfolio continuity and ensures you get the full benefit of our onboarding, audit, and monthly system. After month 6, cancel anytime with 30-day written notice. Early termination: a $500 Portfolio Handoff Fee applies before month 6 to cover your audit, setup, and file transfer. No long-term lock-in — just enough commitment to do the work right.

PHASE 01
Pre-Filing: Before You Touch the Courthouse
Days 1-10

  • Review lease for Baltimore City compliance issues (rental license, lead cert, property registration)
  • Audit rent ledger — confirm exact balance owed and all payment dates
  • Serve Notice of Intent to File (legally required, 10-day minimum)
  • Document delivery method with certified mail tracking number
  • Verify tenant is not active military (required for SCRA compliance)
PHASE 02
Filing: Failure to Pay Rent
Days 11-15

  • File Failure to Pay Rent (FTPR) at District Court
  • Client pays $25 Baltimore City court filing fee (not included in retainer)
  • Receive court date — typically 10–21 days out
  • Prepare complete court packet: lease, ledger, all notices, property registration, lead cert
  • Confirm authorized agent paperwork is signed and filed
PHASE 03
Court Day: Representation

  • Landlord Ally appears as your authorized agent — you stay home
  • Present case: lease, ledger, notices, all supporting documents
  • If tenant is absent: default judgment in your favor
  • If tenant appears: present documents, argue case before judge
  • Written outcome summary delivered to owner within 24 hours
PHASE 04
Post-Judgment: If Tenant Doesn't Pay
Days 1-30 After Judgment

  • Wait mandatory 4 days after judgment before filing Warrant of Restitution
  • File Warrant at courthouse — additional filing fee paid by client
  • Wait minimum 10 days after filing, then contact Sheriff's Office to schedule
  • Send official Notice of Eviction to tenant via Certificate of Mail — 14 days notice required
  • Post notice on unit door (required 14 days before scheduled eviction date)
PHASE 05
Eviction Day: Lockout & Turnover

  • Meet licensed locksmith at property for access
  • Baltimore City Sheriff Deputy must be present — eviction is only legal with Deputy
  • Document unit condition immediately after access
  • Coordinate turnover cleaning if needed (+$200 add-on)

  • Final case summary delivered to owner with ledger update
